Each of the 131 pages in Book 1 follows the same pattern: one idea, one drawing, its topic area in both the PSI and Pearson VUE outlines, and an Exam Trap callout, plus a Memory Hook wherever a real one exists. The math book and glossary point back to those pages.

What's included

3 illustrated books

A 131-page concepts book, a math book with every formula worked out, and a bonus A–Z of 100 key terms.

One idea per page

A drawing does the explaining, and the text stays short. You remember the picture on exam day.

Made for your phone

Portrait pages sized for a phone screen. Study in five-minute gaps, or print them if you prefer paper.

About 1 in 2 don’t pass

That’s roughly how many first-time candidates fail the real estate exam in Florida and Texas, two states that publish first-time results.

On the national portion, the lowest-scoring areas are the ones with numbers and moving parts:

Real estate math

Valuation & appraisal

Financing & settlement, like prorations

Legal descriptions & measurement

Book 1, page 6: Three ways to describe land, metes and bounds, rectangular survey, and lot and block
From Book 1, page 6
Memory hook Walk it, grid it, or look it up on the plat.

A picture is easier to remember than a paragraph of legal language. That’s why every one of these is drawn out in the kit.

“About 1 in 2” is an estimate from published first-time pass rates: 48% of 2,044 first-time Florida sales associate candidates passed in May 2026 (Florida DBPR report), and Texas reported 55% passing both portions on the first try in fiscal year 2025. Lowest-scoring areas from Texas Real Estate Commission content-area reports for first-time candidates on the national portion, 2022.

Same content. A very different night of studying.

Most of the exam is one national portion, not a whole textbook

In most states the real estate exam comes in two parts: a national portion, written by PSI or Pearson VUE from a published outline, and a state portion on your state's law. The kit follows both national outlines page by page, so your study time goes to what they list.

80national questionsscored, in most states
2partsnational + state law
47states + DCuse PSI or Pearson VUE
2outlinesevery page tagged to both

Weights are our average of the PSI national salesperson outline (effective October 1, 2023) and the Pearson VUE national salesperson outline (effective 2025), rounded. Item counts and passing scores vary by state; check your candidate handbook.

Which states does this cover?

Short, honest answer: the national portion, in every state that uses PSI or Pearson VUE. Not your state's law.

Covers the core concepts

California, Florida & New York

These states write their own single exam with no separate national portion. The kit covers the general real estate concepts those exams also test, like contracts, agency, financing, valuation and the math. Their state law isn't included.

State law is not included. Every state adds questions on its own license law and rules, usually as a separate state portion. This kit doesn't cover them; your pre-licensing course and your state's real estate commission do.

Figures come from each state's candidate handbook or real estate commission site, checked October 11, 2026. Exams change, so confirm in your current handbook. This is general exam information, not legal advice.

Stop rereading the same chapter

A lot of exam mistakes aren't things you never learned. They're near-twins that are easy to mix up under time pressure, like these:

mortgagor vs. mortgageethe borrower vs. the lender
grantor vs. granteethe one who signs the deed over vs. the one who receives it
joint tenancy vs. tenancy in commonwith right of survivorship vs. without it
void vs. voidableno legal effect at all vs. valid until one party chooses to cancel

That's what the Exam Trap and Memory Hook boxes are for. The trap names the mix-up in plain words, and the hook helps you keep it straight:

Exam trap

Confidentiality covers the client's secrets, not the house's defects. A known material defect must still be disclosed to a buyer.

Memory hook OLD CAR: Obedience, Loyalty, Disclosure, Confidentiality, Accounting, Reasonable care.

From Book 1, page 77

And the math is never just a formula. Every problem type is worked out step by step:

Worked example · commission split

A $300,000 sale (listed at $310,000) pays a 6% commission, split equally between the two brokerages. The listing salesperson gets 60% of the listing brokerage's share. How much is that?

  1. $300,000 × 0.06 = $18,000 On the sale price, not the $310,000 list price.
  2. $18,000 × 0.50 = $9,000 The listing side's half. The buyer's brokerage keeps the other.
  3. $9,000 × 0.60 = $5,400 The salesperson's 60% of that half, not of the total.

Is this kit for you?

You're in your pre-licensing course

Your hours are almost done and the exam is next. You need the concepts to finally click, not another chapter to reread. Keep your course; this is the visual layer on top.

You study in the gaps

A full-time job, kids, a career change. Your study time is ten minutes on your phone. One page, one idea, done.

Your test date is booked

Or you're going back for another try. The material is in your head somewhere. Now you need it organized the way the national outlines lay it out.

How this kit is made

No gimmicks and no shortcuts — just the exam outlines, drawn clearly.

Built on both national outlines

Every page starts from the PSI and Pearson VUE national salesperson outlines and carries its area in each, using standard real estate terms explained in our own words.

Honest about state differences

Where a rule varies by state, the page says so in plain words and points you to your state's own rules.

Mapped, not padded

If a topic isn't on either national outline, it isn't in the book taking up your study time.

Independent, on purpose

We're an independent study aid — not affiliated with PSI, Pearson VUE, ARELLO, NAR, any state real estate commission, or any pre-licensing school or publisher.

7-day money-back guarantee

Use the kit for 7 days. If it doesn't help you, email us and you get 100% of your money back. No fine print, no hassle.

Frequently asked questions

How will I receive the books?+
Right after purchase, we email you a link to your library, where you can download all three PDFs to your phone, tablet, or computer. They're yours to keep, and you can sign in and download them again anytime.
Is this a one-time payment or a subscription?+
One-time payment of $27. No subscription, no recurring charges.
Which exam does this cover?+
The national portion of the real estate salesperson exam in states that use PSI or Pearson VUE, which is 47 states and DC. Book 1 is built on both national outlines, and every page is tagged with its area in each. It doesn't cover your state's law portion or the broker exam. Use Check your state above to see how your state's exam is set up.
I'm in California, Florida or New York. Will this help?+
Yes, for the core concepts. Those states write their own single exam with no separate national portion. The kit covers the general real estate concepts those exams also test, like contracts, agency, financing, valuation and the math, but not California, Florida or New York law. Check your state's exam outline before you buy, and remember the 7-day guarantee.
Does it include my state's laws and rules?+
No. State laws and commission rules vary too much to cover responsibly in one book. Book 1 includes a page explaining what is state-specific and where to find it, and your pre-licensing course and state real estate commission cover the rest. Nothing in the kit is legal advice.
I'm already taking a pre-licensing course. Do I need this?+
Keep your course; the kit doesn't replace it. It's a visual study layer on top: the same national concepts, one idea and one drawing per page, plus the math worked out step by step.
Can I study on my phone?+
Yes — the pages are portrait, phone-sized, and built around one idea each. If you prefer paper, they print cleanly too.
Is this affiliated with PSI or Pearson VUE?+
No. This is an independent study aid built from the publicly available exam outlines and candidate handbooks, using standard real estate terms. It is not affiliated with PSI, Pearson VUE, ARELLO, NAR, any state real estate commission, or any pre-licensing school or publisher.
What if it doesn't help me?+
Email [email protected] within 7 days of purchase and we'll refund 100% of your money. See the refund policy for details.

One last thing before you decide…

The real estate exam doesn't have to be the scary part of getting licensed. You don't need to reread your course. You need to see how the material fits together, the way the exam outlines lay it out.
